"A Dome Education Tour House"
We desire to turn Xanadu into a "Home Based Business Tour Home." Xanadu is the first property (home) as you come into Sedona, Arizona on 179. It is our intention to live here full time and operate the Tour Home.
There are approximately 3 to 4 million tourists driving by Xanadu every year. We intend to charge $5.00 per individual and $10.00 per family or group (up to 5 people) with children under 12 free.
We estimate a minimum of 30,000 - "$10.00 Tours" and 10,000 - "$5.00 Tours," the first year. An approximate annual gross of $350,000 Dome Tour Revenue. This is based on only 1% of the drive by traffic on Highway 179 alone. With marketing, these figures could substantially be higher.
We have experienced many years of opening our home and we love to talk with people about Dome living. A few years ago we experienced over 1500 people in two days doing a Monolithic Dome Tour and in October of this year, with just a little local advertising for Monolithic Constructors' Annual Dome Tour, we experienced over 700 people.
We estimate that we would average 2000 to 3000 Tours Per Month from the inception of starting Tours.
We are looking for an owner/partner for $1,000,000 to own 40% of Xanadu and reap 40% of the revenue that is created as a Dome Tour House. Or 4 owners/partners at $250,000 each owning 10% and each reaping 10% of the Dome Tour revenue's created. Owner/Partners will not be able to live or occupy the home.
We are starting the Special Use Permit Application soon, which is what the Yavapai County Director suggested we apply for. This is similar to Arcosanti's Special Use Permit. (See Arcosanti Below.) This process takes approximately 4 months to acquire.
We will have a "Performance Clause" in the ownership transaction that says we must acquire the Special Use Permit. (See Contract)
